Our professional and experienced Property Management Team will diligently screen all applications for tenancy in your property, abiding by some well-practiced, pre-determined parameters to get the most suitable tenants and minimising risks to your property.

We will take all the stress out of rent collection for you. If the tenant does not abide by our strict arrears policy, you can rest assured that we will take the necessary steps on your behalf with any legal action that may be required, as this can be a very time consuming and frustrating experience for landlords.
NO ADVERTISING OR RE-LEASING FEES
At Ludeman Real Estate we will absorb any marketing costs for you whilst still professionally advertising your property to the highest level available to ensure that your vacancy rate is as low as possible at all times. Some agencies will charge you each time an existing tenant wishes to apply for a lease renewal. We will do this for you free of charge.
Proper care of your investment property is a high priority at Ludeman Real Estate. We will conduct a routine inspection for each new Residential tenancy after 3 months and then 6 monthly after that. After each inspection, we will forward you a detailed report including photos and any maintenance required for your peace of mind.
All properties, regardless of age, require maintenance from time to time. We ensure our tenants have the ability to contact us at all times, not just during business hours (with our emergency contact number) eliminating as much as possible the need for a tenant to contact you direct. Whether it is organising a heater service, gutter cleaning, broken window, plumbing issues or whatever, we will ensure this is attended to on your behalf. Also, whilst conducting our routine inspection, we will do our best to identify any maintenance issues before they escalate too far, thus minimising costs for you.
Our accounting system combines your rental income and any property expenses you have incurred ensuring that your end of financial year accounting for tax purposes is simplified. This is particularly attractive should you own multiple properties. These reports can be produced at any time upon request. We will also send you a statement each month to keep you informed of up to date income and expenses.
